FIRST PHASE DELIVERED OF THE NEW DC DECATHLON IN TILBURG

The first phase of the new Decathlon Distribution Centre in Tilburg was delivered. A sustainable, energy-neutral DC in which 32,650 m2 of the total 45,000 m2 of surface is now completed. The second will be completed this year. The design of Dedato architects and Quadrant4 will provide sustainability and installation advice. The DC has already acquired the BREEAM design certificate Excellent****. This ambition will definitely be achieved as well with the delivery certificate.

Once again, a beautiful project in Tilburg in which the entire roof will be equipped with aphotovoltaic (PV) installation.

The sustainable ambition of a gas-free DC and office has also been adopted by the renter Decathlon and they have also implemented their own installations and processes based on this ambition. In short, a great fusion of sustainability, ambition and reduction of operation costs.

QUADRANT4 DESIGNS EDC FOR LEVI STRAUSS & CO IN GERMANY

We have fantastic news and we can finally share it with the outside world. In December 2019 Quadrant4, together with DELTA Development Group won the pitch for a new European Distribution Centre (EDC) for Levi Strauss & Co. Germany. Our design, inspired by the green valley and the ambition for high-level sustainability and circularity was praised and appreciated by the Levi’s project team. Ambition related to Human Centered Design, energy-neutral footprint, bio-diversity for people and the environment, Cradle-to-Cradle, LEED and WELL all came together in our winning design. The ultimateGreen Inspired Architecture.

The top quality EDC has a floor surface of around 70,000 m2 and will be located in Dorsten (North Rhine-Westphalia). The EDC will be equipped with an innovative, fully-automatic, material-handling system.

Know-how, boldness and innovation on behalf of all the parties involved led to the best result in this project. The design is actually realised without any adjustments. In this project, we were able to lift the draft design in 3D to an even higher level than before.

Besides the exterior design, Quadrant4 will also work on the office concept and the interior design. Once again, we will make extensive use of Virtual Reality (VR) techniques. That way, we take the construction team and the user along with us to all the components of the ‘design journey’. The constructions will begin in mid-September 202. In December 2023, the first deliveries of Levi Strauss in Europe will leave this EDC.

Wow. We are so proud of this amazing project. We just had to share this with you. We wish you lots of enjoyment in viewing the photos. An obviously, we will keep you updated about the entire process via our social media channels.

INNOVATION DB SCHENKER TILBURG

The DB Schenker branch at the Katsbogten Business Park along the A58 motorway in Tilburg will be totally renovated. The international inland transport hub will get a complete facelift, including a more efficient and spacious layout for the cross-dock operation.

Since 2018, Quadrant4 has been involved in the initial plans, the design, advice on sustainability and soon also in the management of the realisation. The design also entails the sustainability of the building, including – among other features – solar panels, LED lighting and heat pumps.

The cross-dock operations are supported by an innovative automated transport system. The renovation of this hub enables growth and more efficient logistics and will contribute to making the facilities of DB Schenker in the BeNeLux future-proof.

Together with our partners, installation advisor Klictet, constructor Pelecon and DLvD fire safety, we will work in the coming period on realising the design.

BREEAM CERTIFICATION FOR DECATHLON NETHERLANDS DISTRIBUTION CENTRE

The new distribution centre of Decathlon Netherlands was delivered with a BREEAM Excellent**** score of 73.2% and 74.5%. As a BREEAM expert, we have guided the BREEAM certification and are proud of this wonderful result.

The facility with a total surface of 46,500 m2 is located at the Kraaiven Business Park in Tilburg and consists of office, mezzanine and warehouse areas. Because it was built in two phases, it acquired a certificate for both phases.

In December, the distribution centre began to operate. We wish Decathlon Netherlands great success in their new sustainable facility.

NEW BUILDING FOR KONINKLIJKE VAN EERD

Koninklijke Van Eerd is a printer of packaging materials for the pharmaceutical industry. It is a family business in which the fourth generation has joined the company. Since 2018, Quadrant4 has engaged with this company. By now, the provisional design of the building, located along the Ringbaan Noord, is completed. At the rear side, the building borders the Goirkekanaaldijk. The front of the building will soon be constructed on this street. The plot is 14,000 m² and the initial preparations have begun.

The design includes a sustainable gas-free facility equipped with the latest technology. It is a site that will enable Van Eerd to further expand in the coming years and double its production capacity. We obviously use natural and genuine materials and inside the facility there is great attention paid to good logistics and sight lines.

Together with the installation advisor Klictet, constructor AMB, DLvD fire safety and the Scheutjens consultancy firm, we will be working further on the design in the coming months. We expect to start the implementation around the summer holidays.

VERSCHUREN INTERIEURBOUW HAS MOVED

Verschuren Interieurbouw in Eindhoven has moved! The company has moved from its facility in Esp to a new one on a high-profile location on the A58 motorway at the Kapelbeemd Business Park. Twenty years ago, we already had the privilege of contributing to the building’s basis in Esp and now we are proud that Verschuren has once again turned to us for overseeing this new development.

As architects, we are responsible for the design, including the interior. In this building with a total surface of 7,700 m2, more than 1,600 m2 is devoted to office space. Together with a construction team, the renovation project has been realised. In October 2020, Verschuren moved to its new building and by now the entire premises is in full use.

HOUSING ADVICE FOR TBV WONEN IN TILBURG

TBV is a housing corporation in Tilburg that rents more than 8,000 residential units. The core task of TBV is to offer affordable and good quality housing with specific attention to the elderly, the disabled and others who require our care and attention. Quality of life, safety, care and welfare are paramount.

The layout of the current premises of TBV no longer fits in with the core values and ambitions that reflect what TBV stands for as a social organisation. Therefore, following the commissioning of TBV in 2020, we worked on setting up a vision that included various updates required by the corona virus outbreak.

We are now able to elaborate this vision within a follow-up commission and together with WPA we started on a workplace survey. This will be a lovely project that will create a safe, corona-proof workplace for the employees and visitors of TBV.

BREEAM EXCELLENT FOR MOONEN PACKAGING

As a Breeam expert, our colleague Tom Schellekens has been very busy recently with the Moonen Packaging project in Weert.

“I look back very proudly on the BREEAM project in Moonen Packaging. We started with an ambition score of Very Good*** and ultimately we were resoundingly successful in achieving a BREEAM Excellent**** certificate.

In spite of these unusual times, we used adapted digital resources, had a good final inspection and were able to comply well with all the BREEM categories. By applying many environment-friendly produced building materials and because purchases were done in an accountable manner, we achieved a higher final BREEM score than the required 75.11%. Actually 76.33%! That made this project extra nice. We usually end up with a lower score than required and in this case, we finished with a higher score due to the accurate handling by the engineering contractor.”

We congratulate the commissioning party, HVBM, and the renter Moonen Packaging on this great score and we wish them a sustainable future in using this building.

NEW DEVELOPMENT IN ROTTERDAM LOGISTICS PARK

A nice article about Logistiek Vastgoed Nederland about a new development in Rotterdam Logistics Park. As an architecture firm and inspired by the cradle-to-cradle concept, we produced the design in collaboration with Delta Development Group & Pacific Investments and European Logistics Real Estate Partners (ELREP), opting for a circular development, complete energy and CO2 neutral, with focus on people as a central point.

A lovely innovative and sustainable project at a good logistical location
